For many Sydney first home buyers, Western Sydney is where home ownership becomes realistic. From Parramatta and Blacktown to Penrith, Liverpool and the growth areas around the new Western Sydney Airport, there's a wide range of options.

Why Western Sydney

  • Price points that work with first home buyer schemes
  • Infrastructure: Western Sydney International Airport, Metro West and road upgrades
  • Jobs: Parramatta and the Aerotropolis are major employment hubs
  • Land: more houses on larger blocks than inner Sydney

Schemes that fit Western Sydney prices

  • 5% Deposit Scheme: Sydney cap $1,500,000
  • NSW stamp duty: no duty up to $800,000, reduced up to $1,000,000
  • Help to Buy: Sydney cap $1,300,000, for eligible incomes
  • First Home Owner Grant: $10,000 for new homes under $600,000, or land and build under $750,000

Many townhouses and some houses in Western Sydney sit under $800,000, meaning a first home buyer could pay no stamp duty and use a 5% deposit.

The 2026 market

Sydney values fell 7.0% over the year to September 2026, according to Cotality, with higher-priced homes leading the decline and more affordable homes holding up better. For first home buyers in the west, that's meant less competition and more time to negotiate, but don't expect bargains everywhere.

New estates in the north-west and south-west

Growth areas offer house-and-land packages. Before signing:

  • Check builder track records
  • Understand the full cost, including landscaping, driveways and fencing
  • Watch for variations that push you over grant or duty thresholds
  • Allow for valuations that may differ from the contract price

Established homes

Older homes in established suburbs can offer bigger blocks and growth potential. Get a thorough building and pest inspection, especially for older brick or fibro homes, and check for asbestos.

Flood risk

Parts of Western Sydney, particularly near the Hawkesbury-Nepean, are flood-affected. Check council flood maps and get insurance quotes before you commit.

Example

Ravi buys a three-bedroom house in St Marys for $775,000.

  • 5% Deposit Scheme: $38,750 deposit
  • Stamp duty: $0
  • LMI: $0
  • Loan: $736,250

At an example rate of 6.49%, repayments are about $4,650 a month over 30 years.

Frequently asked questions

Will the airport increase property values?

Infrastructure can support values over time, but it's not guaranteed. Buy on fundamentals.

Is a townhouse or house better in Western Sydney?

It depends on budget and lifestyle. Houses usually have more land value; townhouses can be more affordable.

Can I buy with a 5% deposit in Western Sydney?

Yes, if you're eligible for the 5% Deposit Scheme and the price is under the cap.
