Getting started

Do I pay for a mortgage broker?

Usually not. Lenders pay brokers a commission when your loan settles. If a fee ever applies to your situation, we'll tell you in writing before you proceed.

Will checking my options affect my credit score?

No. Our questions and calculators don't trigger a credit check. An enquiry is only made when you agree to apply with a lender.

How quickly will someone call me?

We aim to call within 2 business hours, at the time you choose. You can also book a time online.

You're Sydney-based. Can you help me in another state?

Yes. Everything can be done by phone, video and secure email, and settlement is electronic, so we help clients Australia-wide.

How many lenders do you compare?

We compare home loans from a panel of banks, credit unions and non-bank lenders through our aggregator, Outsource Financial.

Are you legally required to act in my interests?

Yes. Mortgage brokers must comply with the Best Interests Duty under the National Consumer Credit Protection Act.

Refinancing

From: When Is the Right Time to Refinance Your Home Loan?

Is there a minimum time before I can refinance?

Not usually, but some lenders charge early exit fees on loans settled under a certain period, and refinancing costs mean it's rarely worth doing within the first year unless the savings are large.

From: When Is the Right Time to Refinance Your Home Loan?

Will refinancing reset my loan term?

It can. If you refinance a loan with 25 years left into a new 30-year loan, you'll pay more interest overall unless you keep repayments at the old level.

Do I need to get my property valued myself?

No. The new lender orders and pays for the valuation in most cases.

Paying off and closing multiple accounts can help over time, as long as you keep up repayments on the new loan.

From: Refinancing to Consolidate Debt: When It Helps and When It Hurts

Can I include a tax debt or HECS?

Lenders treat these differently. Some will refinance an ATO debt with a payment plan; HELP debts usually aren't consolidated because they're repaid through the tax system at no real interest.

From: Refinancing to Consolidate Debt: When It Helps and When It Hurts

Lenders generally accept common purposes like renovations, investment, education or a car. Some restrict "unspecified" cash out above certain amounts.

There's no rule. Many people ask once a year or after a change in market rates.

Will asking for a lower rate affect my credit file?

No. A rate negotiation with your existing lender isn't a credit application.

From: How to Negotiate a Lower Home Loan Rate With Your Bank

Should I threaten to leave?

Only if you're willing to. Lenders can tell when it's a bluff, and a real competing offer is far more persuasive.

From: How to Negotiate a Lower Home Loan Rate With Your Bank

Does a lower valuation affect my current loan?

No. Your existing lender won't revalue or change your loan unless you apply for something new.

Will refinancing reset my interest-only period?

Only if the new lender approves a new IO term. It's not automatic.

Not if you're just asking for a lower rate. It applies when you apply for new or increased credit.

From: Mortgage Prisoners: What to Do If You Can't Refinance

Will it get easier if rates fall?
