We are authorised by Outsource Financial to provide credit assistance under its Australian Credit Licence. Outsource Financial is responsible for the credit assistance we give you.

2. How we help you

As your mortgage broker, our job is to find a loan that suits you and to look after the paperwork through to settlement and beyond. We can help with:

  • home loans for buying your first or next home
  • refinancing your current loan
  • investment property loans
  • construction, bridging, guarantor and specialist loans, including loans for self-employed borrowers

We are not financial advisers, accountants or lawyers. We don't give tax, legal, accounting or financial planning advice. Please speak to a qualified professional about those parts of your decision before you go ahead.

3. How we work together

  1. Get to know you. We talk about your goals, timing and preferences, and collect your financial details.
  2. Research. We compare loans from the lenders on our panel against your needs and objectives.
  3. Recommend. We explain the options we found, why we recommend one, and what it costs. We put this in writing.
  4. Apply. With your consent, we prepare and lodge your application and deal with the lender for you.
  5. Approval and settlement. We keep you updated, check your loan documents with you and work toward settlement.
  6. Ongoing support. After settlement we stay in touch and review your loan from time to time, so it keeps suiting you.

4. Our lenders

Through Outsource Financial we can access a panel of banks and non-bank lenders. We are not accredited with every lender on the panel, and we don't have access to every lender in the market. If we can't help you with a particular lender, we'll tell you.

Lenders we use most often

Our panel includes major banks, regional banks and specialist non-bank lenders. The lenders we use most often are:

  • Commonwealth Bank
  • Liberty
  • Thinktank

Using a lender often doesn't mean it will be right for you. We recommend the loan that best suits your needs and objectives.

5. Your best interests and our assessment

By law, we must act in your best interests when we give you credit assistance. If there is a conflict between your interests and ours, we must put yours first.

Before we recommend a loan, or apply for one for you, we must also do a preliminary assessment to make sure the loan is not unsuitable for you. To do this, we'll ask about your requirements and objectives and your financial situation, and we'll take reasonable steps to check what you tell us.

A loan is unsuitable if it doesn't meet your requirements and objectives, or if you couldn't meet the repayments, or could only meet them with substantial hardship.

You can ask us for a copy of our preliminary assessment, free of charge, for up to seven years after the loan is approved. If you ask within two years, we'll give it to you within seven business days. After that, we'll give it to you within 21 business days.

6. Information we need from you

We'll ask for information such as your income, expenses, assets, debts, employment and identification, and documents to verify them. Please make sure what you give us is complete and accurate. If something is missing or wrong, the loan we recommend may not suit you, and giving false information to a lender can be an offence.

If we arrange a loan to buy a property, please make your own enquiries about the property's value and future growth. Any valuation is obtained for the lender's use.

7. Fees you may pay

Our fees. In most cases we don't charge you a fee for our broking services. If your situation is complex, or there's a high risk that the lender will claw back our commission, we may charge a fee. If so, we'll send you a written credit quote with the amount before we lodge any loan application, and we won't charge it unless you agree.

Lender and third-party costs. Your lender and others may charge fees, such as application, valuation, settlement, lender's mortgage insurance, discharge fees from your current lender, and government charges like registration fees and stamp duty. We'll tell you about the fees we know of before you apply, and they'll be set out in your loan documents.

8. How we're paid

When your loan settles, the lender pays a commission to Outsource Financial, which passes all or part of it on to us. You don't pay this commission and it is not added to your loan.

  • Upfront commission is a one-off payment, worked out as a percentage of the amount you borrow and draw down. It's usually between 0.55% and 0.70% of the loan amount, excluding GST.
  • Trail commission is paid monthly while your loan is running, worked out as a percentage of the loan balance. It's usually between 0.10% and 0.165% of the balance a year.

Commission is calculated on the amount you owe after taking away any money you hold in an offset account. If your loan is paid off or refinanced within the first one to two years, the lender may claw back the commission from us. We don't charge you a fee if this happens.

Example. On a $500,000 loan with an upfront commission of 0.60% and a trail of 0.15% a year, the lender would pay about $3,000 upfront and about $750 in the first year of trail, less as the balance goes down.

Before we apply for a loan for you, we'll give you a credit proposal disclosure showing the actual commission for your loan, or how it's worked out if we can't give an exact amount.

9. Other disclosures

Referrals

If someone referred you to us, such as an accountant, real estate agent, business or community organisation, we may pay them a referral fee or share part of our commission. You don't pay this. We'll tell you who they are and the amount, or how it's worked out, in your credit proposal disclosure.

Gifts and benefits

We may sometimes receive small non-monetary benefits from lenders, such as training or hospitality. We record any benefit worth $100 or more in a register, which you can ask to see. These never affect the loan we recommend.

Conflicts of interest

We don't own and aren't owned by any lender. If we, our directors or anyone related to us has an interest that could affect our recommendation, we'll tell you before we give you credit assistance.

10. Complaints

We want to hear if you're unhappy with our service. Making a complaint is free.

If you're not satisfied, contact Outsource Financial's complaints officer on 1300 781 481, [email protected], or 406/19 Roseby Street, Drummoyne NSW 2047. They'll respond within two business days, keep you updated, and give you a written final response within 30 calendar days.

11. Privacy

We collect your personal and credit information to help you get a loan, and we share it with lenders, our licensee, valuers, insurers and others involved in your application, and with credit reporting bodies where needed.
